Fire Rated Construction Products

In today’s building environment, fire-rated systems aren't optional—they're essential. At BaseTec, we provide a comprehensive range of fire-rated products designed to enhance safety, ensure regulatory compliance, and protect structural integrity in a variety of construction applications.

Why do Fire Ratings Matter?

Ensuring materials are correctly fire classified (e.g., A2-s1,d0 or Class B‑s1,d0) is vital to: meet national building regulations (e.g., UK Approved Document B); maintain structural safety, particularly in multi-storey and high-rise buildings; protect occupants and assets, limiting fire spread and smoke generation; and secure insurance and warranty compliance.

Non‑Combustible DPC and Cavity Tray Systems

We stock non-combustible Damp Proof Course (DPC) and cavity trays (such as Visqueen Zedex) rated A2‑s1,d0 under BS EN 13501‑1:2018—eligible for Approved Document B projects and high-risk residential builds.

These flexible composite systems protect against moisture entry while resisting fire and smoke. Available in widths from 100 mm to 900 mm, they include jointing tapes, mastic, fixing strips, and preformed corners for seamless installation.

Non‑Combustible Flexi Preformed Units

Non-combustible corner units, such as Visqueen Zedex Non-Combustible Flexi Units, are rated to A2‑s1,d0, designed to complement DPC systems. They ensure precise, fire-resistant detailing around corners and cavity junctions with tolerance for cavity width variation.

Fire‑Rated Vapour Barriers & Vapour Checks

Controlling moisture doesn’t have to compromise fire safety. Our fire-rated vapour control layers (VCL), include options with both A2 – s1, d0 and B – s1, d0 fire classifications, ensuring airtight performance and condensation protection while resisting fire.

Flame‑Retardant Protective Sheeting

For site protection, we offer flame-retardant polythene sheeting. This durable sheeting meets safety standards for fire-rated temporary protection—ideal for shielding surfaces during works without compromising fire risk.

Benefits of Fire‑Rated Systems

Regulatory assurance: fully compliant with UK fire safety requirements.

Enhanced occupant safety: reduces smoke and flame transmission through cavities.

Durability: heavy-duty, flexible materials maintain effectiveness under stress.

Simplified installation: prefabricated units and tape systems speed up fire-rated detailing.

Insurance-ready: backed by third-party certifications.

Frequently Asked Questions About Fire Rated Products

What fire ratings are required for non-combustible DPC and cavity tray systems?

Builders often need clarity on Euroclass and UK classifications – typically A2‑s1,d0 – to comply with Approved Document B on external walls. Products like Visqueen Zedex meet these standards, showing negligible contribution to fire

Why should vapour barriers and checks be fire-rated? Aren’t they moisture control layers?

While their primary function is moisture control, using Class B‑s1,d0 or higher rated vapour barriers helps prevent fire spread within insulation cavities—crucial in multi‑storey and high‑risk buildings.

How does flame-retardant protective sheeting differ from standard polythene?

Flame‑retardant sheeting is tested and certified (e.g., LPS 1207). It’s designed to resist ignition, unlike standard sheeting, which may pose a fire risk if used around hot works or open flames on site

What certifications should I look for on fire-rated temporary protective sheeting?

For internal use, look for LPS 1207 or Certifire TS 63. For scaffolding or external cladding, LPS 1215 or Certifire TS 62 are required – as per the Joint Code of Practice.

Can using non‑certified flame-retardant sheeting invalidate my insurance?

Yes – on projects above certain thresholds (e.g., >£2.5 m) the Joint Code of Practice mandates certified materials. Insurance insurers may withdraw coverage if non-approved sheeting is used.

Do fire-rated vapour barriers still provide adequate moisture control and airtightness?

Modern fire-rated VCLs balance safety and performance, providing airtight seal and condensation protection while meeting fire standards.

How long will flame-retardant protective sheeting stand up to fire exposure?

Durability varies by thickness and additive quality – it’s best to check the individual product data, but they typically offer several minutes of flame resistance. Thicker (250 μm+) FR sheets like Visqueen can even serve as asbestos wrap during remediation projects.
